Consulting with an Real Estate agent, is it really necessary?

The answer to that question is YES! If either buying or selling, consulting with an Real Estate agent is one of the first things to do. Many buyers/sellers feel this isn’t the first time I have bought or sold a home, and it’s not necessary. I say that in order to give optimum customer service I consultant with each and every client.

Just like a seller interviewing Real Estate agents to market their home, buyers need to interview agents as well to see if the agent will be able to handle their particular buying needs. I take the consultative approach with all of my perspective buyers and sellers. I bring each buyer in and discuss to them the home buying process. My job is to ensure that the buying process goes smoothly. I also assess the needs of my buyers; I need to know what are their wants and needs in a home.

I also, make sure that all of my buyers are pre-approved before I start showing homes. Everyone’s time is valuable and having a buyer pre-approved saves the buyer time, me time and the seller time. It’s truly a “win-win” situation for everyone. I love my job and I am very good at what I do and ensure that all of my buyers and sellers get the best service in town, what I like to call VALUE ADDED service.

Business versus a sale?!?

Real Estate is more than just bringing a buyer and a seller together, it’s more than just closing the deal, and it’s more than just the money involved. It’s building strong relationships with your clients, gaining their trust and bringing to your clients something of value that they can not find anywhere else. Many agents don’t plan for the future and do not have a game plan lined up. I must say that I have been guilty of the same exact thing. That was until I started Keller Williams Red Stick Partners serving the Baton Rouge Real Estate Market. I was not running a business I was allowing the business to run me! Don’t get me wrong I was making money, closing the deals but did not see the big picture. My whole philosophy on Real Estate Sales has changed from night to day. Keller Williams has given me the tools to understand this business and understand what it takes to be successful. Home Inspections why do I need one?

You found the picture perfect home, made a great offer and it got ACCEPTED!!!!! Wonderful, but most buyers wonder now what? You will want to hire a professional inspector to come out and inspect the home for you.

Whether the home is brand new construction or has some age to it, always hire a inspector. Hiring an inspector is like having an extra set of trained eyes looking for potential hazards in the home and code violations (and yes even new construction homes have been found to have code violations).

From state to state the inspection periods will vary here in Louisiana I usually give about a 10-15 day inspection period depending on the situation. By getting a home inspection you are making a informed buying decision after all you would not buy shoes if you did not try them on. Inspectors also vary in price and their prices are typically based on the square footage of the homes, number of AC units and if the home is raised frame. Remember not all potential problems can be seen.

If you don’t know where to hire a professional inspector always ask your real estate agent many times they can refer one that is great. Baton Rouge Real Estate Expert!
